  • We manage the full design process for your custom home — from initial concept and site analysis through to construction documentation and builder coordination. Think of us as the creative and technical lead for your entire project.

  • For most custom single-family homes in BC, a registered architect is not required. Under BC's Architects Regulation, an architect is only necessary for larger or more complex building types — residential buildings with five or more units, footprints over 600m², or buildings over three storeys. The majority of custom homes we design fall well within the scope of residential design practice.

  • Design timelines vary based on project complexity, but most projects move through concept to permit-ready drawings over 2 to 4 months. We'll give you a realistic timeline at the start of your project.

  • We design custom homes throughout the Okanagan, Shuswap, Kootneys, Vancouver Island, and across British Columbia. We work with clients remotely and in person and will travel to clients and sites asrequired.

  • We take on a limited number of projects each year to ensure every client receives our full attention. Our work is rooted in understanding how you actually live — not just how a home looks, but how it feels to be in it every day.

  • Before if possible, but we work with clients at every stage. What matters most is not when you call — it's that you invest in quality design before you build. A custom home is one of the largest financial commitments you'll ever make. Cutting corners on the planning process is where costly mistakes happen. We provide detailed proposals by project phase so you always know exactly what you're getting and when.

  • Yes. Our construction documentation packages are prepared to meet BC building permit requirements, including site plans, floor plans, elevations, sections, and construction details. We're familiar with the submission requirements across municipalities in the Okanagan and throughout British Columbia, and we coordinate with engineers and other consultants where required to ensure your permit package is complete. Every municipality has slightly different requirements, and we navigate that process with you so nothing falls through the cracks.

  • Design fees vary based on the scope, size, and complexity of your project. We provide detailed proposals broken down by project phase, so you have full transparency on investment before committing to anything. What we can tell you is this — you're about to spend hundreds of thousands of dollars building something. The design phase is where every decision is made. Investing in it properly is not a cost, it's protection.
